Position Summary

Guggenheim Real Estate (GRE) is seeking an exceptional Real Estate Originations professional to join its Real Estate Team.  Reporting to the Head of Real Estate Originations, this person will be responsible for sourcing, analyzing and underwriting debt and equity transactions for the GRE team of nearly 20 professionals that produces annual revenues over $40 million and manages an approximately $10 billion portfolio of real estate investments.  The Real Estate Originations position is in St. Louis, MO.

Essential Job Functions

  • Structures and negotiate transactions and key terms to include:
    • Credit underwriting, financial modeling, and analysis of new investments and prepares credit memoranda for review by GRE’s Investment Committee.
    • Reviews all diligence relevant to investment decisions and ensures that investment opportunity memos and other credit documents accurately explain all facts and information that could be relevant to GRE’s credit decisions.
    • Supervises assigned underwriting team and manages junior analysts/associates.
  • Review and negotiate transaction documents; ensure that documents accurately reflect the credit terms and underwriting assumptions reflected in the transaction investment opportunity memo.
  • Maintain key industry borrower and mortgage broker relationships. Communicate our platform requirements and client appetite for investments.
  • Participate in business development by driving origination and structuring revenue.
  • Participate in strategic decisions to include monitoring and sharing market and pricing trends.
  • Interface with investment management team on all aspects of transactions to ensure seamless transition of new investments onto the investment management platform.
  • Develop and present documentation and presentation materials required to make and effect decisions under Guggenheim’s frameworks. Direct and take direction from the members of Guggenheim’s investment, legal, compliance, tax, accounting, operations, and other management teams required to perform these activities.

Preferred Qualifications

  • Significant experience structuring and negotiating real estate investments, closing private real estate transactions, and managing investments for large real estate portfolios
  • Strong credit, finance, economic, business, and technical skills and attention to detail
  • Excellent analytical and problem-solving skills; ability to structure creative solutions
  • Works with a large degree of independence but requires guidance on complex issues/situations
  • Able to review governing transaction documents and confirm they reflect approved credit terms
  • Strong and written and verbal communication skills
  • Strong commitment to performance and accuracy of work product
  • Team oriented individual with ability to work well with diverse and geographically dispersed groups
  • Sets and achieves individual and team goals
  • Is highly proactive with strategies to improve processes and efficiencies
  • Ability to multi-task across a robust pipeline of diverse investment opportunities in a detail oriented and timely manner

Basic Qualifications

  • Business degree
  • At least 7 (VP) -10 (Director) years of experience in commercial real estate

Salary Details

The annual base salary for this role is between $190,000 - $200,000. The base salary range represents the low and high end of the anticipated base salary range for this position. Actual base salaries may vary depending on factors such as location and experience. The range listed reflects base salary only, and the total compensation package may include other components such as incentive compensation.
