Position Summary

Guggenheim Real Estate is the sector team within Guggenheim Partners Investment Management that sources and manages investments in commercial real estate for GPIM’s advised clients.  The position is for a commercial real estate finance professional who would work closely with GRE’s sector leadership, Guggenheim’s Client Portfolio Managers, external mortgage sub-servicers, mortgage borrowers and Guggenheim’s real estate joint venture partners.

Primary focus would be on loan surveillance and administration, including supervision of GRE’s loan sub-servicers and coordinating responses to borrower requests.  GRE’s real estate portfolio is a high touch portfolio that, in addition to stabilized mortgage loans, includes bridge loans, construction loans, CTLs and structured non-CML investments. The investments are managed for Guggenheim’s clients who invest in commercial real estate, primarily life insurance companies.  Guggenheim engages sub-servicers for basic loan servicing functions, but GRE retains credit authority and ultimate responsibility for all asset management decisions with respect to the commercial real estate portfolio.  The individual in this position will be a member of an integrated team of investment professionals that works collaboratively to monitor and manage the commercial real estate investments of Guggenheim’s advised clients.    This position may be located in Santa Monica, California, St. Louis, Missouri or Atlanta, Georgia.

Essential Job Functions

  • Asset Management: Analysis, write up, recommendation and process of addressing borrower requests as they arise on mortgage loans.  These requests vary in complexity and require interface with GRE’s sector leadership, Client Portfolio Managers and internal operations teams.  Borrower requests include:  Loan assumptions, partial releases, easements, condemnations, equity transfers, property management changes, post-closing funding requests, lease reviews and SNDAs, cash collateral/loan reserve fundings, cash management waterfalls and other loan modifications.  
  • Asset/Borrower Surveillance: Procurement, analysis and reporting of surveillance data regarding properties and borrower/guarantor information. Surveillance includes procuring/analyzing operating statements, property inspections, rent rolls, Borrower/Guarantor financial statements; testing financial covenants and evaluating covenant compliance and cash sweep triggers; verifying payment of taxes and that required insurance coverages and UCC continuations are in place; and maintaining complete loan files.
  • Risk Management:
    • Loan Level - Monitor loan performance relative to original underwriting in support of the monitor and watch lists, loan pricing and risk rating processes. Monitor loan covenants, overall borrower performance and the construction/asset stabilization process.
    • Portfolio Level – Monitor/report portfolio exposures/concentrations (i.e. property type, geographic, sponsor, maturity, etc.). Also, as applicable, disaster exposure reporting (i.e. storms, earthquake, flood, etc.).
  • Sub-Servicer Oversight and Management: Supervise sub-servicers in the performance of their contractual obligations (e.g., treasury and cash management oversight, payment processing/remitting, cashiering, real estate taxes, insurance, loan boarding, payoffs).  Ensure sub-servicer compliance with loan documents and servicing agreements.
  • Junior Team Management:   For Director-level opportunity, overall management of servicing workflow requests, sub-servicer interface and interface with internal Guggenheim teams as needed to execute on requests.  Be a resource for, supervise and train junior asset management team. 

Preferred Qualifications

  • Excellent communication skills and a team player
  • Experienced professional in commercial real estate operating statement analysis, underwriting, construction loan administration, asset resolution or complex commercial loan servicing desired.
  • Familiarity with treasury management structures and effective management of client cash accounts.
  • Ability to work in a cross-office team environment and work collaboratively with other GRE team members focused on investment origination, strategic partnerships, operations and administration and client reporting.
  • Advanced knowledge of Microsoft Excel; Experience with the Enterprise Loan Management System, Rockport and other commercial real estate analysis applications would be a plus

Basic Qualifications

  • Undergraduate degree in finance with a concentration in real estate or other related business field and/or significant industry experience focused on the relevant skill sets.
  • Core understanding of loan and joint venture documents, deal structures, and how to review loan files in the context of addressing loan servicing issues and Borrower credit requests.
